The Weeks Nobody Is There

A second home asks for attention whether or not anyone is in it. Air moves and seasons turn. A small leak becomes a floor. The lawn at Lake Martin keeps growing through July regardless of who is watching it.

The owner, four hours away, tends to learn about all of it on arrival. Usually on a Friday evening, at the start of the weekend the house was meant to provide.

The common answer is a patchwork. A lawn service. A neighbor with a key. A cleaner booked between guests, and a handyman found at short notice. Each is competent at their own piece. None of them is responsible for the house as a whole, and none of them is thinking about it on a Tuesday in February.

Thime holds that responsibility. One standard across every vendor, one person to call, and a house that is ready before an owner arrives rather than assessed after they do.

The Standing Arrangement

  • Attendance Between Visits

    The house walked on a schedule that suits it, with the systems checked and the seasonal work anticipated rather than discovered. Small things are corrected before they become the reason a weekend is spent on the telephone.

  • Readiness Before Arrival

    The house prepared for an owner's return or a guest's stay: aired and cleaned, stocked to preference, and at the temperature the season calls for. The first hour is spent settling in rather than taking inventory.

  • Turnover Between Guests

    A luxury rental held to the standard its listing promises, with the linens and the presentation consistent every time, whichever vendor happens to be in the house that week.

  • Vendor Coordination

    The trades booked, met, and their work inspected before it is signed off. An owner should not have to judge from a photograph whether a job was done properly, nor be the one chasing a contractor who never came back.

The Boundary

Coordination, Not Trade Work

Thime coordinates and verifies. We are not a licensed trade. Plumbing, electrical and HVAC work is carried out by licensed vendors who are independent of Thime, and that independence is the point: our assessment of their work is not an assessment of our own.

Nor does Thime touch property money. We do not front vendor funds, we take no commission on a vendor invoice, and we have no financial interest in which vendor is chosen or what the work costs. The property pays its vendors directly.

A firm earning a margin on repairs has a quiet reason to prefer the expensive answer. Removing that incentive is the only way an owner can take a recommendation at face value.
